La Cumbre South Homes
The 9.5-acre former Sears Site (3845 State Street) is located on the south end of La Cumbre Plaza.
The property owner submitted a Preliminary Application for the project on November 20, 2024. The intent of this preliminary review was to help the applicant identify potential development issues that need to be addressed as part of the formal Planning Application process.
The proposed project includes demolition of the former Sears building, adjacent auto center, and associated parking and construction of a 443-unit rental housing project under the Average Unit-Size Density (AUD) Incentive Program. It includes moderate-income and market rate rental units and a 10,000 square foot leasing and amenities building, courtyards, and other outdoor common areas for residents. The project also proposes a multi-use path along Arroyo Burro Creek on the eastern side of the property.
