La Cumbre Plaza Redevelopment

La Cumbre Plaza is a 31-acre site comprised of eight parcels, six of which are suitable for substantial redevelopment as a residential/mixed-use site. It is within the AUD Program Priority Housing Overlay (37-63 units/acre) and is included in the 2023-2031 Housing Element Suitable Sites Inventory.

The Neighborhood at State & Hope

Macy's Site (3805 State Street) - The City has received a Preliminary Application for the current Macy's site (8.7 acres; two parcels), as a mixed-use development named "The Neighborhood at State & Hope."  The project includes 642 rental units comprised of moderate and very-low affordable, senior option units, market-rate units and a variety of retail, dining, commercial and public spaces. The intent of the preliminary review is to help the applicant identify potential development issues that will need to be addressed as part of the Planning process.

The City anticipates the submittal of a formal Planning Application in the first quarter of 2024.

Updated Preliminary Application materials submitted to the City, requesting additional feedback on the project layout, revised to address initial comments.

January 17, 2024

Community Open House

On Wednesday, Jan. 17, 2024, from 5-7 p.m. the applicant team is hosting a Community Open House to discuss the project elements. This gathering is open to the public and will be located in La Cumbre Plaza, at the Grace Fisher Foundation Inclusive Arts Clubhouse (across from Williams-Sonoma). See event flyer above.

February 2024

Preliminary Concept Review by the Architectural Board of Review is anticipated in February 2024. The ordinance requires early input from the applicable design review board before the formal application is submitted.

Spring 2024

Planning Commission Concept Review. The ordinance requires early input from the Planning Commission, before the formal application is submitted.

Summer 2024

Formal Planning Application submittal. This step initiates the application completeness process. Once the application is determined to be complete for processing, the case planner will initiate the environmental review process for the project. Ultimately, the project will proceed to the Planning Commission for consideration.
